Construction begins in 1st Quarter 2011 - Playa's Center for Youth Integration


While buying Playa del Carmen real estate brings many advantages to Canadians and Americans, through their purchases and residency in the area, funds have become available for building a better society for the local population as well. Equally as important to the continued attraction of Playa Del Carmen is the development of its local resources to meet the growing changes brought on by the incoming residents.

One example is the Center for Youth Integration which had its construction begun during mid-April 2011. The new center is located in a newly developing area which includes one of the city’s newest hospitals, an upcoming Red Cross clinic, and a number of well laid out working class subdivisions, offering a comfortable lifestyle for the people behind the tourism industry in this city.

The purpose of the center is to offer sports, cultural, educational and healthy entertainment to the area’s youth and avoid social problems before they begin.

Millions in investment coming to the Riviera


According to the Quintana Roo News today, "For the next two years projects with assets now totaling over 300 million dollars for the state will be recieving capital investment," said Juan Pablo Mirabent, president of the Association of Real Estate Professionals (AMPI).

Of the total investment that will trigger the real estate sector, $ 350 million is for luxury developments such as Puerto Cancun, Cancun Malecón. In addition also provides for the construction of a hotel in Puerto Morelos.
The other considered projects include Marina Cozumel. The interviewee highlighted as a "great project of the National Fund for Tourism Development" and stakes to build a hotel on the Riviera Maya, whose announcement was made yesterday following publication of state investments that reactivate the economy of Cancun, said real estate leader.

To note, there was talk of an even larger invesment, "an investor announced a large injection of 800 million dollars for the initial phase of a luxury hotel between Puerto Morelos and Playa del Carmen" said Mirabent. However, it more realistic to expect the 300 million to affect the economy in the short term.


The projects to be reactivated in Puerto Cancun, ocean waves, will have 100 to 150 million dollars from the group Bay View Grand, he said. This is a condominium project in the central part of the area. A Spanish investment group will be allocated $ 100 million also for Puerto Cancun. This part is already in the process of marketing and is expected to be completed within a couple of years.

It is also considered the reactivation of Malecon Cancun will be the capital of the National Tourism Fund and private developers. For the resort in Puerto Morelos, $ 100 million earmarked by the group Grand Residence, which has strong national capital to shareholders, he said.

All these investments to our destination are real indicators of the beginning of a period of recovery in the housing sector entity, with its positive effects of trawling on the state's economy, said Mirabent. The expert noted that the reactivation process is evident also by other factors such as better placement of bank loans and the allocation of funding from the National Fund for Workers' Housing. "

Tourist Tianguis EXPO 2012 possibly coming to Quintana Roo




In an interview with Juan Carlos González Hernández, the Tourism Secretariat of Quintana Roo, he recently said that he trusted the Technical Commission of the federal Tourism Secretariat will act transparently when choosing the venue for the upcoming 2012 Tourist Tianguis (Marketplace). He said the best venue for the Tianguis was Quintana Roo.

“I hope the Technical Commission will act with transparency and honesty because we are the best choice,” he said and added that Quintana Roo has more than 90,000 hotel rooms available.

Furthermore, five of every 10 foreigners who arrive in Mexico by plane do so via Quintana Roo. Cancún has three convention centers that measure more than 10,000 square meters. The state’s infrastructure is at its peak condition, therefore, it would not be necessary to invest resources into improving it, González said.

Quintana Roo has a lot of experience in organizing large national and international Tianguis conventions that have been a complete success. This shows that the state is more than capable of hosting the Tianguis next year.

González said that one of the reasons why it was decided to hold the Tianguis somewhere other than Acapulco, was that Mexico needs to increase tourism-related sales and guarantee that exhibitors and buyers reach agreements that will benefit both parties and Quintana Roo’s tourist sector focuses on achieving this.

Keeping the Enviornment First



As responsible development of the Playa Del Carmen area continues, the vision for sound environmental awareness is engaged by the General Directorate of Environmental and Urban development. Recently, environmental education was promoted in the Solidarity with the Fourth State Children's Drawing Contest Organic "Quintana Roo between Forests and Forests.”

The objective of the contest was to instill environmental education and awareness. Playa Del Carmen responded with this contest after listening to people who require conservation and protection of natural resources and realizing the beauty of this area is key for its continued attraction to tourism. The winner will participate in the state, to be held on 5 June, World Environment day

The Director General of Social Development, Sergio Sosa Humberto Tolosa, stressed the importance of involving Playa Del Carmen with the surrounding culture. The competition fostered the unity of the citizenry, by involving teachers and students in 20 schools, as well as parents.

Local athletic facilities highlighted by Mayor Martinez



In response to public demand and through the Playa Del Carmen Municipal Institute of Sport, the municipal government makes daily activities that promote physical activity and healthy living accessible to all residents of the City of Playa Del Carmen. In this respect, athletes from different ages are welcomed to engage recreational activities implemented by the mayor Filiberto Martínez.


The engagement of the sporting culture is reinforced by the maintenance of sports facilities and formation of league play. Mexico Today: The Facts from the Fiction

As the saying often goes “facts are stranger than fiction.” Here in beautiful Playa Del Carmen Mexico, we have a few facts worth repeating. And even the main stream press sources of yahoo news and el Universal news reported on President Calderon’s interview in Las Vegas yesterday, emphasizing these same facts.

South Mexico is so safe and non-violent; the only shots getting taken are tequila. According to the article on yahoo news: “Calderon said the vacationers encountered no problems. ‘Let me tell you, I saw thousands, thousands of spring breakers in Mexico having fun,’ Calderon said. ‘And from my understanding, the only shots they received were tequila shots — a lot of them.’"

There are two bottom line facts to get clear.

1) There is no drug related violence on tourism.

2) Fear of insecurity, not insecurity itself is the Fiction.

As the tourism industry represents such a significant driver and percent of Mexico’s GDP, it is not in any good business interest to engage any activities that stand to remove a market segment of such nature. And the other issue, that doesn’t need danced around is the Fear of insecurity vs. insecurity itself. "The crime itself, serious crimes are not affecting tourists, the worst word that begins with" F "(from fear) is fear, people are afraid, yes, but we got millions of people as tourists in Mexico and you can count on one hand the incidents with international tourists, I think it is 0.01%, " Calderon said. The President reiterated that there are problems in places like Ciudad Juarez, exemplified, but the rest of the country "is a peaceful place."Felipe Calderon assumed infrastructure and health and said that if Americans want addressed in Mexico, could do even reported that there are a million of them receive medical care in Mexico.

Mexican Peso Appreciation

Contrary to most of the mainstream press, the Mexican peso has, and is, growing stronger. Indicating that indeed a strengthening economy is at hand despite what the press would have one think. Foreign owners are jumping on board to own more bonds in Mexico. And this also means a good outlook for real estate value increases too.

According to a few sources, "As long as the peso keeps appreciating, foreign holding should increase too,” said Eduardo Suarez, an analyst at RBC Capital Markets in Toronto. Again, this points to property value increases in the future. “Annual inflation in Mexico was 3.36 percent last month, near a five-year low set in March. The central bank last week maintained its 2011 inflation forecast of 3 percent to 4 percent. In Brazil, Latin America's biggest economy, inflation quickened to 6.51 percent in April, breaching the upper limit of the government's target for the first time since 2005.”

Mexican President Felipe Calderon said in an interview on May 10 that he's "very comfortable" with the strength in the peso, which remains 4.5 percent cheaper than its average over the past decade. The peso has gained 12.6 percent in the past two years, the biggest since 1993. Mexico has a very transparent monetary policy, and they have been very clear and open that they don't plan to place restrictions on the currency," said Sergio Mendez, who helps manage about 80.5 billion pesos in assets as chief investment officer at pension fund Afore XXI. "Mexico has become very attractive for foreign investors."

Save a dime on calling while abroad

When you are abroad from home, you may find it necessary to make a few calls time to time. Whether it be long distance or local calls to talk with others as you meet new friends, having a plan will save you money. Here are a few tips to consider for making a good and cost-effective talk plan for yourself…

First: Depending on the length of your stay- If you talk a lot internationally, (over one hour per month) the best buy is investing in a local call plan and phone. That’s all there is to it. There is no other way to save more money. Using calling cards and/or paying per call at internet cafes is an option… however, it is expensive if you start to use over one hour of time. Again, if you plan on staying for a long duration, the local domestic call plan is the best plan… and in most of Latin America you will be dealing with TelCel or one of its subsidiaries.

It is also important to know that when it comes to buying a plan from telcel, it will be of immense value to spend a little time negotiating with their local stores and clerks, as you can generally get a local plan at much better rate than US or Canadian companies offer.

Second: Bring your laptop if you got one! Wifi is almost everywhere. If you don't have a laptop, you can use skype to arrange your calls at internet cafés, and talk for free (though you will have to pay for the rate of the computer at the internet café, which is usually around 1 USD per hour.) As well, you will have to be sure to coordinate the time with those whom you plan on “skyping with.”

The bottom line is to be sure to give some thought to your preferences and have ‘some system’ in place that works for your communication style. Whether you are someone who can use email mostly, or calling cards, or cell phones, it’s worth taking a close look at what will work best so you don’t run into a high phone bill while abroad.

Mexico’s IT outlook is looking up…

Things are looking good for IT. No doubt, the announced expansion of the 4G network in Mexico is a key driver behind this increase too. According to BMI ( a Mexican company that specializes in the specific area of IT business development) they project that “Mexican IT spending will grow by about 11% in 2011 to US$13.6bn, consolidating a strong PC market recovery in 2010. Government spending was one vendor focus in H110, with the rollout of national and local projects that had been delayed by an austerity drive in H209. Interest in cloud computing should continue to grow in 2011 after many of Mexico's large companies conducted cloud pilots last year.”

“Mexico's IT spending is forecast to grow at a compound annual growth rate (CAGR) of 10% over 2011- 2015, but with strong variation between sectors and regions. Mexico City and its surrounding area accounts for at least 50% of total IT spending in the country, but Mexico's underpenetrated south-east and Pacific regions are expected to offer growth opportunities over BMI's five-year forecast period.”
“IT spending is forecast to outpace GDP growth, with drivers including rising PC penetration and growing affordability, as well as US corporate demand for IT outsourcing. IT spending as a percentage of GDP of 1.4% remains well below OECD levels and BMI projects that per capita IT spending will rise from US$124 to US$179 by 2015.”

Add this with the increase in popularity of mobile device using and the expansion of the IT is sure to be growing faster than the US economy in 2011-12…

2011-2012 Mexico’s economy to grow in range of four-five percent: The Global economy on a local level

Ever since the US Clinton Administration’s recognition that we’re living in a global economy was realized, the big northern neighbor of Mexico has since shared a bit of ‘trickle down’ economics. What this means specifically for Playa Del Carmen and the Riviera Maya, is trickle down growth.

The tourism sector that drives the majority inter Mexico’s gross domestic product is almost directly proportional to US forecasts, with one great exception: The growth in the Riviera is usually double over the past two years. According to Bank of Mexico , Yesterday May 11th, the Mexican economy will grow in the range of four percent to five percent this year, up from initial forecasts of 3.8 percent to 4.8 percent, the Bank of Mexico said. The 2012 growth forecast for GDP remains at 3.8 percent to 4.8 percent, the central bank said.

“Both the recent performance of the economy, as well as its main determinants, suggest that there could be higher GDP growth in Mexico in 2011 than forecast in the previous report on inflation,” the Bank of Mexico said. “Rising industrial production in the US and stronger consumer demand in Mexico in the first quarter are among the positive factors pointing to more robust economic growth, the central bank said, adding the economy will create between 600,000 and 700,000 jobs annually in 2011 and 2012 if it grows at the projected levels.”

And as this latest reports comes in, the anticipated “doupling effect” that is mirrored here in the Riviera Maya will be fostering further advancements in the evolution of tourism services.

Mexico - Japan Relations


The increasingly important development of Mexican –Japanese relationship is showing continued signs of strengthening. The outcome of such continued effort will result in increased tourism and retirement options as cultural and social differences are addressed. Thus allowing for specific community developments to be established in Mexico for receiving Japanese interests. This effort reflects the work toward excellent reciprocal relations for the mutual good of both Japan and Mexico.


According to the latest press release from the Japanese Consulate, the sixth meeting of the Joint Committee established under the Agreement between Japan and the United Mexican States for the Strengthening of the Economic Partnership (Japan-Mexico EPA) was held in Mexico City, which Mr. Ikuo Yamahana, Parliamentary Vice-Minister for Foreign Affairs of Japan, and Ms. Beatriz Leycegui Gardoqui, Vice-Minister for Foreign Trade of Mexico co-chaired. In the meeting, Japan and Mexico reached an agreement in principle on the re-consultation of the Japan-Mexico EPA that started in September 2008, with the attached Joint Press Statement released. The main points of the agreement are as follows:

Improvement of market access

(1) Mexico decided to eliminate tariff imposed on automobile parts and paper for ink-jet printers exported from Japan.

(2) Japan decided to expand tariff rate quota and to reduce in-quota tariff applied to beef, pork, chicken, orange and orange juice, etc. exported from Mexico.

(3) Both countries decided to apply most-favored-nation (MFN) applied rate under WTO, in the cases where the MFN applied rate on a particular good is lower than its Japan-Mexico EPA applied rate.

Introduction of the approved exporter system

In order to facilitate procedures of certificate of origin and to mitigate the burden of exporters, both countries decided to introduce the approved exporter system, where exporters that satisfy certain requirements are allowed to issue certificates of origin by themselves.

Developing while preserving ecolgogy

As the indigenous ecology of the Playa Del Carmen area is the center point of so much attraction, the outgoing Governor of the state of Quintana Roo, Félix González Canto designated 3 new reserves today. This designation totals over 76,000 acres on the Yucatán Peninsula.

According to the legislation, Two of the new reserves, Chichankanab Lagoon State Reserve (28,600 acres), and Bacalar Lagoon Ecological State Park (12 acres) will protect important water sources on the mainland of the Yucatán Peninsula. The 49,000-acre Cozumel Forest and Wetlands State Reserve is being created on the island of Cozumel off the eastern coast of the Playa Del Carmen to protect forest and wetland resources.

Andrew Rothman, of the American Bird Conservancy’s International Conservation Officer who heads the organization’s Mexico program said “We are thrilled to see the government step up to the plate and take this action. Mexico is a wonderful birding destination, but like many other parts of the world, it is rapidly losing precious bird habitat to agriculture and development. Large land protection efforts such as this will go some way to conserving native bird populations and U.S. migrants that winter there or stop over en route farther south,”


In the same report, Gonzalo Merediz, the Executive Director of Amigos de Sian Ka’an (which means Friends of the local ecological habitat which is named the Sian Ka’an) “The new protected area in Cozumel is one of the most important conservation actions by the state government of Quintana Roo in many years. It not only represents a tool to preserve pristine tropical forest and endemic bird and mammal species, it also helps to promote a sustainable development on the largest inhabited island in Mexico and the most important cruise destination in the world. On the other hand the official protection of the Chichankanab lake creates the opportunity to create low impact ecotourism projects to help the local communities that are among the poorest in the Yucatan while directly protecting six endemic fish species”

This indicates another recent and important step in the effort which developers and the Mexican – American conservation communities work together to keep the beauty of the Riviera in full bloom.

The Playa highway bridge is now open-Mexico 307


The long awaited opening of the local Playa Del Carmen highway bridge is now official- aka the Carretera Federal 307. News arrived yesterday that traffic was now flowing smoothly on the bridge. This represents a milestone in decreasing congestion and achieving smooth traffic flow along the Riviera.

The project began in late 2009. And as the local feedback displayed much anxiety about the construction, those pinned up feelings can now rest. This project represents another good example of the growth taking place here along the Riviera.

As Playa continues reaching such positive goals for its municipal development, it is projects of this nature that keep making Playa the best of both the Caribe and convenience. Truly, a place that doesn’t lose its roots from a small town fishing village while growing to accommodate the increasing demand of its beauty.

CNN - Why you should Move to Mexico!

The news has broke! Even CNN is on board as to why this unique and beautiful area of the Mayan Riviera "is what it is"- to coin a phrase. For years, the state of Quintan Roo Mexico, which hosts the beautiful Mayan Riviera, has long been one of the main stand outs for Mexico. And just last Friday, May 6th, CNN laid claim to recognize this fact.

It is with an added sense of clarity that one can see why the Mayan Riviera is so unique. As the mainstream US press recognizes this same fact, we are glad to stand in support of such expression of the truth. The Riviera or Mexican Caribe is not at all like the current circumstances in northern or north-central parts of Mexico. And to debunk such misinterpretations is a welcome and bit over due sight to us here in Playa Del Carmen. Even as we do stand in support of all the efforts to make a better Mexico in all of her 32 states.

Simply put, it has always been the case that the Riviera is as safe as possible. It has always been best for business, and for Mexico. With the support of CNN behind it now, everyone can see this fact. The State and Federal levels of Mexican Authority have always known that the Mayan Riviera holds its best tourism destination. The Riviera produces upwards of 65% of Mexico's total tourism tax revenues. 7 tips to owning a home in the Mexican Riviera


As you narrow down your choices for your next purchase of property here in the Beautiful Riviera, we've put together our lucky number 7 list. This will help insure that everything about your purchase will be as beautiful as the Riviera. And you can have some fun while you learn to make an informed decision too!



First, tourists can buy property without necessarily living in Mexico. Though it most likely follows that if you plan on doing some long term stays, you may want to take a look a various ways to begin some immigration planning as you immerse yourself in the new surroundings and learn about the culture. In the Riviera, land is purchased through a trust from Mexico, as it is within 50Km of the coast line. The constitution of Mexico currently has this regulation in place for interested foreign owners to aquire land rights within 50 Km of the coast.

Second, here in Mexico, the real estate transactions are done through a “notario publico”. Notarios are not the same as a notary public in the U.S. Notario’s are an important position and are appointed by the governor of each state. Notarios are lawyers. Every legal document in Mexico must be made by a notario. And as buyer, it is good to be mindful of just how busy their offices are. You can better put together your buying strategy and work this to your advantage as you zero in on your targeted home.

Third, the buyer always is the one to choose the notario (lawyer) for the transaction. So that means you are at liberty to go shop for the best rates for service. No other lawyer is necessary, unless you find it necessary. Neither the seller nor the realtor has the right to select the notario and usually a seller does not even have representation. Since you are the one spending the money, you call the shots.

Fourth, though not mandatory, Title insurance is a VERY good idea. It’s mandatory in the united states to make sure you don’t buy a house with a bunch of liens against it, so it is practically a must do here. There are a number of ways to procure Title insurance policy. The bottom line is that it fully guarantees you of a clean title throughout the process, and helps you sell it too. Bottom line, it is more that worth its weight in gold.

Fifth, the seller presents his escritora (deed) to the notario, as well as an up-to-date tax receipt. The notario will advise the seller as to the amount of his capital gains tax. Sixth, an agreement to sell and buy is drawn up (a contracta privado) which notes the cost of the property, the amount of the deposit given by the buyer to the seller and the conditions of the sale (ie: the date that the property will be finalized and paid for.) It is the law that should the buyer not speak Spanish, he is to have a translator present for the transactions. Translators are very easy to find

Seventh, the notario will apply for “permission to buy property in Mexico.” This is currently the equivalent of about $1000 US. It is a standard form and the “permiso” will be granted within 7 to 10 days. Meanwhile, during the time between the signing of the private contract and the final signing of the deed, the notario will confirm that there are no liens against the house. A date will be set for the transfer of the deed. After the deal is made and paid for, the notario will register the deed in the Public Registry and the official escritora (deed) will be available for delivery within a week or two.

Why the Riviera is growing...




So how are things really doing here in the Riviera lately? According to the Quintana Roo State information, Tourism is bringing in more than 90% of the GDP of the entity. This explains why the current government is focusing its energy and resources into policies aimed at reinforcing and expanding the infrastructure and services related to this profitable market, (as mentioned in our last blog entry) Thus, 63 centers offer training programs for tourism workers and the state reports one of the highest employment rates in the country.




Throughout the Mayan Riviera, tourism is among the main economic activities of the State, concentrating on and around the beaches of Playa Del Carmen one of the most popular tourism centers in the world and the coastal Mayan Riviera, spanning from Puerto Morelos, Playa Del Carmen, Tulum, and Cozumel, which have numerous famous coral reefs for scuba diving.
